LEES HOUSE

Full refurbishment of a third-floor office at Lees House.
This project was located on the seafront of Brighton and the works were

carried out over a 7-week construction period.

Cafcass were looking to transform the space to support the company’s growth and create a comfortable working environment for their staff & visitors.

To achieve the client’s expectations for the space, APL worked with the contract administrator AHR to deliver this project.

The building was fully occupied and APL had the responsibility of working with the building manager and keeping all access routes clean and tidy. The lift was out of use for our work which was logistically challenging, APL made use of the rear staircase to transport 90% of the materials.

New partitions were used to build the training rooms, family rooms and pods. An open atmosphere was created in the main office to enhance the passage of natural light. New ceilings and floor finishes were installed and a full decorations package was undertaken. Mechanical and electrical alterations were carried out and new AHU's were installed to create a comfortable and healthy working environment. APL also fitted a new tea point and a bespoke folding partition to break up the training room and welfare room.

Blow Garden

APL took on the exciting project at 2 Park Road in Chislehurst.

The works consisted of a dilapidated commercial building with residential accommodation above and a small outbuilding to the rear.

Structural repairs and alterations were required due to the front timber of the building shopfront becoming rotten and structurally unstable due to water ingress. Works included temporary propping, removal of the shopfront, new structural steelwork and supporting foundations, structural doorway alterations internally, new structural timber floor, damp membrane and insulation, external render repairs and re-pointing. This was followed by complete fit-out works to the clients brand specification including the construction of a sunken illuminated glass floor walkway, bespoke joinery bars, workstations and display cabinets alongside all final finishes and mechanical and electrical installations, CCTV, Intruder Alarm and Fire Alarm systems.

The site included an outbuilding containing an asbestos sheet roof which was removed by our licensed approved subcontractors followed by the installation of a new insulated roof, new windows and doors and a new timber floor ready to provide a basic store facility for the client.

External works included removing the existing asphalt footpath and replacing it with a resin-bound finish and new entrance steps to complete the build.

Blow Garden

APL delivered the complete project works to 10 Middle Row, Maidstone.

The works consisted of working within the basement of a live building underneath a busy hair salon and 3 levels of office space. The logistics presented the biggest challenge on this project with no storage space, parking restrictions surrounding so no delivery or drop-off point available during normal working hours and the entry and exit point of the works area being through the live salon which was also built by APL 6 months prior.

The salon had a high level of finishes including decorative wallpaper, chandeliers and granite worktops that required careful protection during particular elements of the build sequence.

The scope of works included, strip out, waterproof tanking of all floors and walls to the 80m2 basement, relocation of mains distribution board and services followed by full fit out of 2nr toilets, staff room and kitchen and storage rooms along with all new plumbing and electrics.

During the works, a temporary toilet room was built and services were maintained within the entrance corridor for staff and public use.

Daily waste collections were carried out due to space constraints via out-of-hours caged trucks and an off-site storage unit was used for delivery of materials in bulk which was then broken down and brought to the site in a van as required on a daily or weekly basis. The project was delivered on time and within the client’s budget.

AUDI Epsom

Complete refurbishment of the ground-floor Audi car showroom and the first-floor office.

The works consisted of refurbishing the 400m2 car showroom area, including new floor tiling, glazed screens, partition alterations, a new kitchen, new WCs including IPS panelling, decorations, new lighting throughout and works to the suspended ceilings.

The works also included the reconfiguration of electrical points, radiators and inclusions of new floor boxes chased and recessed into the concrete floor.

All works and specifications were carried out strictly per the Audi brand standards.

Complete refurbishment of a further 100m2 back-of-house office space including new carpet tiles, removal of partition walls, new ceilings and lighting and decorations throughout.

Issues were raised prior to commencement of the project with the existing roof and neighbouring VW showroom roof, a survey was completed and further instructions were issued.

The building remained in full operation throughout the works with APL taking half of the showroom in Phase 1 for 6 weeks then swapping the client sales team over to the completed area and proceeding with the remaining half in Phase 2.
